Q :    What kind documents do I need when I sign my lease contract for my apartment?

A :    Passport, ID (university identification), and a photocopy of your guarantor's ID card.

Q :    When do I have to pay for Shikikin, Reikin, Tesuryo and 1 month of monthly rent?

A :    When you sign for your lease contract, you pay at the place.

Q :    Do I need my guarantor's Inkan (seal) for the insurance contract?

A :    Yes. You also need to have a guarantor's Inkan (seal) for the insurance contract.

Q :    How can I get my insurance money back?

A :    First, the money will be returned to your guarantor, and then it will be returned to you.

Q :    How much money of my Shikikin (deposit) will be returned to me when I leave my apartment?

A :    If the room condition is good, they will use your Shikikin (deposit) to pay a cleaning fee, and then will return the balance of any money from your deposit.

Q :    Why do I have to pay more Shikikin (deposit) and Reikin (remuneration) for some apartments?
The price ranges from 0.5 to 2 months of the monthly rent.

A :    It depends on the age of the building, and/or if the apartment is in a concrete or wooden structure.

Q :     What is the maintenance fee used for ?

A :    For a smaller apartment building, the maintenance fee is used for electricity for the lights in the stairways and hallways.
For a larger apartment building (in Japanese, called a "mansion") this fee is used for the elevators and public entrance area's equipment.
