Expenses for moving in

It is better for you to expect these expenses (below) when moving into an apartment in Japan. Approximately 4 to 5 times the basic monthly rental fee will be necessary to pay when you move in.

For example, for an apartment for 50,000 yen (monthly rent) and 3,000 yen (common service expense)
Reikin (50,000 to 100,000 yen) + Shikikin (50,000 to 100,000 yen) + Cyukaiasenryo (50,000 yen) + Monthly rent in advance (50,000 yen) + Maintenance fee (3,000 yen) = 203,000 to 303,000 yen.

    Put in the figures for Shikikin and Reikin, and it will show you the approximate expenses for moving in.

Nowadays, there are some apartments for which you can pay less to cover your moving in expenses.
In this situation, in many cases the monthly rent is set higher than the rent for other similar units. You should consider how long are you going to stay in Japan, then calculate the total (overall) rental expense you will incur, before you decide which type to choose.

About each expense

Yachin (monthly rent)

Monthly rental fee for the building (room) and additional equipment.
When you sign up, you will pay that monthly fee.
For monthly rent, in many cases you will pay the next month's rent before the end of the month.
The conditions of paying your monthly rent will depend on your agreement with the real estate agent. Please check the specific details with the real estate agent.
It is really rare case that owner change the monthly rent fee under the contract term.

Reikin (remuneration)

Pay 1 to 2 times of monthly rent to the owner.
We call this money Reikin in Japanese.
Some apartments do not require Reikin to be paid. Please ask your real estate agent.

Shikikin (deposit)

When you move into the apartment, you will pay 1 to 2 times of the monthly rent as a deposit, in case the condition of your apartment is not good (scratched walls or floors, holes in walls, stains, etc.) when you move out from the apartment. Whether you are returning to your native country or moving to another apartment, in any case, Reikin will be used to repair any damage and clean the apartment, in order to return the room to its original condition when you first moved in.
We call this money Shikikin in Japanese.
After fixing and cleaning the apartment, the real state agent will return the balance of your deposit, if any money is left. If there is no money remaining after repair and cleaning the apartment, nothing will be returned. If the amount charged for repair and cleaning exceeds the total of your deposit, you may have to pay more.

Chukaiasenryo (Mediation fee)

Pay the equivalent of 1 month rent to the real estate agent as a mediation fee.
We call this money Chukaiasenryo in Japanese.
Some real estate agents do not require Chukaiasenryo to be paid. Please ask your real estate agent.

Maeyachin (monthly rent in advance)

Pay 1 month of the monthly rental fee in advance, when you are first moving in.
For every month's rent, you will either put the money to cover the rental fee into the bank account on a predetermined day, or you will pay the owner directly.
If you are making a late monthly rent payment, you may be required to pay a late penalty fee.
During your long vacation, even if you return to your home country and are not in your apartment, you still have to pay the full monthly rent.

Kyoekihi (maintenance fee)

You may have to pay Kyoekihi, in addition to your monthly rent, in order to cover common service expenses, for example, to help pay for the electricity for lighting in the steps and hallway.
