Necessary documents for moving into an apartment
When you decide to rent the apartment that the real estate agent shows you, you are going to have a lease contract with the apartment owner. If you have any questions about the documents for the lease contract, please ask the real estate agent to explain more.
You will sign after all your questions are clearly answered.
In the lease contract, the explicit rental terms are always specified (usually for a period of 2 years).
If you want to keep living in the same apartment after your contract expires, you may renew your lease contract. You may have to pay a renewal fee (the equivalent of approximately 1 to 2 months of rent).
Sometimes, the monthly rent will be up when you renew your lease contract. Also, be aware that there are some apartments for which you cannot renew, under the so-called "ps10 Periodic Leased House Contract". Please check carefully before you sign.
When you sign the lease contract for your new apartment,
you have to pay all the expenses, such as the monthly
rent, maintenance fee, deposit, remuneration, and mediation
fee. The meaning of these expenses and the cost is
different, depending on the owner of the apartment.

When you rent an apartment, you are required to have at least one guarantor or, at times, more than one guarantor, in case you are not able to pay the rent or other expenses. Since it is generally difficult for an Exchange Student to find a guarantor by themselves, the university has a system with which you can be guaranteed. For information about how to apply and pertinent details, please inquire directly at your university.
